TRUSTEE'S SALE OF VALUABLE REAL ESTATE The undersigned Substitute Trustee, by virtue of the authority vested in him by that certain Deed of Trust, dated February 10, 2006, and duly recorded in the Office of the Clerk of the County Commission of Cabell County, West Virginia, in Book No. 2064, at Page 642, Erin T. Hutchinson did convey unto Richard A. Pill or David D. Pill, Trustees, certain real property described in said Deed of Trust; and the beneficiary has elected to appoint Seneca Trustees, Inc., as Substitute Trustee by a Substitution of Trustee dated August 16, 2016 and recorded in the aforesaid Clerk's office; and default having been made under the aforementioned Deed of Trust, and the undersigned Substitute Trustee having been instructed by U.S. Bank Trust, N.A., as Trustee for LSF9 Master Participation Trust to foreclose thereunder, will offer for sale at public auction at the front door of the Fourth Avenue Entrance of the Cabell County Courthouse in Huntington, West Virginia, on September 27, 2016 at 1:30 PM the following described real estate, together with its improvements, easements and appurtenances thereunto belonging, situate in Htgn Guyandotte District, Cabell County, West Virginia, and more particularly described as follows: All that certain piece or parcel of land situate in the City of Huntington, Cabell County, West Virginia, bounded and described as follows: BEGINNING at a point in the south line of South boulevard at the west end of a curve connecting the said line of South Boulevard with the west line of Willow Glen Road; thence leaving the said line of South Boulevard curving to the right in a southeasterly direction with a radius of 22.19 feet, a distance of 41.4 feet to a point in the said west line of Willow Glen Road; thence with the said line of Willow Glen Road, S. 43 14' W. 32.3 feet; thence curving to the left in a southerly direction with a radius of 118.5 feet, a distance of 66.9 feet; thence S. l0 54' W. 35.1 feet; thence leaving the said line of Willow Glen Road, S. 88 40' W. 78.03 feet; thence S. 63 24' W. 158.59 feet to a point in the north line of a 40 foot road; thence with said road line, N. 61 04' W. 64.32 feet; thence leaving said road line, N. 20 33' E. 189.94 feet; thence N. 25 30' E. 140 feet to a point in the said line of South Boulevard; thence with said Boulevard line, curving to the right in an easterly direction (a chord of said curve bears S. 62 28' E.) 30 feet to an iron "T" rail set at a corner; thence S. 59 33' E. 99.3 feet to an iron "T" rail; thence curving to the left in an easterly direction with a radius of 805.4 feet, a distance of 59.7 feet; thence S. 63 48' E. 41 feet to the point of BEGINNING and containing 1.4 acres, more or less and further shown and designated on a certain map made by Breece and Carper, Engineers, entitled "Property of Maude K. Swartz, Huntington, W. Va. Attached to and made a part of a deed from Edna Earl Hager, a widow, to Maude K. Swartz". At the time of the execution of the Deed of Trust, this property was reported to have an address of: 401 Whitaker Boulevard, Huntington, WV 25701. The referenced real estate will be conveyed with no covenants of warranty, and subject to all covenants, restrictions, easements, rights of way and reservations which may be a matter of record in the aforesaid Clerk's Office or visible upon the ground, all prior liens and encumbrances, including, without limitation, liens for real estate taxes, incinerator, sanitary and sewer charges. The purchasers at the sale shall be responsible for paying the recording costs and also the tax on the privilege of transferring real property (the cost of the tax stamp to be affixed to the deed). The purchasers shall be responsible for payment of all real estate taxes. The subject property will be sold in "AS IS" condition.
