NOTICE OF TRUSTEE'S SALE Under authority of that certain Deed of Trust dated March 30, 2009, from Darris D. Stowers to George A. Metz, Jr., Trustee, of record in the office of the Clerk of the County Commission of Boone County, West Virginia in Trust Deed Book No. 314, at page 441, securing a promissory note in the principal amount of $72,168.83, payable to Vanderbilt Mortgage and Finance, Inc., and default having been made under the promissory note secured by the aforesaid Deed of Trust and sale requested by Vanderbilt Mortgage and Finance, Inc., the undersigned Substitute Trustee will offer for sale at the front door of the Boone County Courthouse in Madison, West Virginia on January 4, 2018 at 10:00 a.m., subject to all reservations, exceptions, easements and other matters which appear of record, and subject to all unpaid taxes, if any, that certain tract or parcel of real estate, together with the improvements thereon and appurtenances thereunto belonging, situate on Spruce Laurel Fork of Spruce Fork of Little Coal River, at Clothier, Washington District, Boone County, West Virginia, and more particularly described as follows: BEGINNING at a 5/8 inch capped rebar set on the southern right of way line of CSX Railway, said rebar also being the northwest corner of that certain 0.48 acre tract that was conveyed to Thomas G. Kessler and Janet Kessler, husband and wife, from George Gary Caldwell by deed dated September 20, 2007 and recorded in the office of the Clerk of the County Commission of Boone County, West Virginia in Deed Book No. 256, at page 262, and said rebar also bears N 37 16' 7.45 feet from a utility pole; thence running with the western boundary line of said 0.48 acre tract S 37 16' W, passing a 5/8 inch capped rebar set near the top of the bank on the northerly side of Caldwell Lane at 15.00 feet, in all 120.18 feet to a point in the center of said lane; thence running with the center of said lane N. 42 37' W. 252 feet, more or less, to a beech tree; thence running in a northern direction a distance of 32 feet, more or less, to an iron pin set in concrete on the southerly right of way line of CSX Railway; thence in an southeasterly direction along and with the southerly right of way line of CSX Railway 250 feet, more or less, to the point of BEGINNING, and containing 0.43 acres, more or less. Being the same property conveyed from George Gary Caldwell to Darris Stowers by Deed dated May 20, 2008, of record in the aforesaid Clerk's office in Deed Book No. 259, at page 124.
